Return on Investment
ROI is essentially what someone is willing to pay for the project you
completed. ROI for any project depends on several items:
If the market is saturated with homes similar to yours at the time of
sale, it is important to have features that set your home apart.
The quality of the project is very important. It is easy to cut corners
due to cost, especially windows & sunrooms. The overall quality might
be the feature that sells your home in the future.
What is the intended use of your project and how does it flow?
This is what will sell your home in the future. Does it appeal to the
buyer, or does it look like it belongs on a trailer home.
In proportion to the other defining features of your home, is the project
too small or much too big? Even though you want the deck that takes up
the entire back yard, a future buyer may want something more modest.
Chances are if you are planning a project, your intentions are to stay
in your current home for some time. Be careful when reading reports showing
ROI calculations as they are all assuming you were to sell your home the
day the project is complete. A more accurate approach would be to find
a current ROI article and compare it to the same article 5 or 7 years ago.
This will give you a more accurate picture of future appreciation.
Custom Homes and additions
Blair Construction offers design / build solutions for custom homes and
additions. Whether you have a lot and plans picked out or you are just
starting the process, we can assist every step of the way.
When planning for a new home or addition it is very important to consider
durability of products being used. There are many builders that will cut
corners on windows, siding, shingles, and sheathing just to save a few
dollars initially. This initial savings is going to cost you more money
down the road than if it was done right initially. Cheap windows are probably
the single biggest mistake that new homeowners make. One of two things
happens; the cheap windows will cost more in energy use and/or have a shorter
life span, which means replacement windows sooner than necessary.
Basement Finishing & Remodeling
Some popular items to consider when finishing your basement are family
rooms, theatre rooms, wet bars, built-in entertainment centers, hobby rooms,
bed rooms, game rooms, storage, and wine cellars. Basement finishing is
the most cost effective project that can be done to increase finished square
footage of a home.
Bathroom remodels have become one of the most popular home projects due
to function and accessory options available. Options such as heated tile
floor, walk in showers with multiple shower heads, custom cabinetry with
granite tops, skylights, larger window openings, unlimited lighting options,
all the way to customized closet organization systems. Bathroom remodels
are one of the best projects that you can do to your home from a resale
Decks, Arbors and Gazebo’s
Having personally built over 1,000 decks, arbors, and gazebos; Jared is
the Blair Construction professional.
Blair Construction will build your deck with any material you would like,
but recommends Premium Composite. Premium Composite was developed by taking
key elements from several other composite decking manufacturers and combining
them into one hybrid composite decking.
- Available in 3 colors: Cedar, Redwood and Gray.
- Composite rail system also available: Cedar, Redwood, Gray and White.
Some additional items to consider when planning for a deck would be cedar
decking vs. pressure treated vs. composite, a built in grill or outdoor
cook area, seating, shade, canopies, aluminum spindles, composite spindles,
standard cedar or treated handrails, and lighting.
Blair Construction offers what we consider to be the 2 best window companies
available. Both companies have outstanding warranties and both have window
options that meet Energy-Star requirements.
Andersen Windows and Doors is the number 1 window company
in the US based on sales, and offers a broad spectrum of windows and doors.
Hayfield windows are probably the best windows available for replacement of old
windows. The flexibility of sizing and other custom options allow us to fit a
window perfect for the existing situation.
Beware of window companies claiming to replace any size window for $189.
Once all the necessities are added and you pay to have the debris removed
the low price is gone and you are stuck with a poor quality window for
the same price as a good window.
Brothers Scott and Shane Blair were introduced to remodeling and construction
as children by helping their father and his construction company. After
learning the trade the brothers started their own company in the Omaha
area in 2001.
Between Scott and Shane they have a combined total of over 20 years experience
in construction. In Mar 2008 Shane returned home from a 1 year deployment in
Iraq where he served as a navy Seabee, performing construction projects for the

How The Process Works
Step 1: The Initial Visit
The Initial Visit will consist of an on site Project Assessment. During
the visit a discussion about the scope of the project and materials to
be used will be followed by site dimensions or proposed area.
Step 2: Drawings & Estimate
Depending on the complexity of the project, elevation and design drawings
may need to be performed in order to obtain accurate estimates for project
total. Once drawings have been approved, a bid will be put together covering
all aspects discussed during the initial visit. All bids are firm, if the
customer adds work beyond the initial contract they will be billed accordingly.
Step 3: Modifications to Design
Modifications or product changes are made if necessary.
Step 4: Approval of Contract
Once both parties agree on the scope of work to be completed and corresponding
price, a contract will be signed prior to beginning work.
Step 5: Obtain Permits
Obtain permits if necessary. Most projects will require a permit to be
obtained. Any time we work with structural elements, electrical, HVAC,
or plumbing we are required to have a permit.
Step 6: Perform Work
Work is performed as agreed to in the contract. We oversee the entire
process from start to finish. Our services include obtaining permits, preparing
for construction, coordination of employees, you and the subcontractors
to ensure everyone is on the same page at all times. We do this because
open lines of communication help the project go as smooth as possible.
Step 7: Clean Up & Final Inspection
Upon Completion we perform a rough clean which includes removal of all
debris, broom clean floors, and removal of product stickers and excess
caulking. The last step is a final walk through with you to verify everything
was completed to the highest of standards.
Our kitchen design team will help you transform your tired old kitchen
into one of those dream kitchens you see on TV. We work closely with wood
and tile floor installers, granite countertop fabricators, lighting specialists,
and everything required to create the kitchen you imagined. An updated
or newly remodeled kitchen becomes the main attraction in almost any home
and is probably the best money spent for resale purposes.
Blair Construction is proud to be partnered with Lancaster Conservatories
for their sunroom and conservatory projects offering additions that truly
Addition Your Home Deserves”. When considering a sunroom addition
it is important to consider factors other than just initial cost. With
using the Lancaster product line the initial cost will be slightly higher
than the plastic room available, but when you consider overall value and
resale the Lancaster product is the best option. Not to mention you will
be envied by your relatives, friends, and neighbors.
Far too often homeowners settle for a plastic or aluminum room addition
that ends up looking like it belongs on the side of a trailer home instead
of the back of a beautiful home. When it comes time for resale the plastic
room addition might actually be a deterrent for potential buyers due to
lack of appeal.
